Thumbs Down Gas Check Charge
Posted by: gordon - 02-01-2011, 06:41 PM - Forum: Talk about anything - Replies (2)

I was wondering if anyone can advise me about housing associations refusing to allow an exchange unless the tenant pays for gas and electricity safety checks. I read about this some time ago and the article said a legal challenge was being launched but now I can't find anything on the entire web relating to it.
The landlord is responsible for an annual safety check on gas appliances they provide but if this has been done in the last year (as it should have been, free of charge) why would it need to be done again? Also, if the electricity fuse box is marked to say it doesn't need checking again until, say, 5 years' time, why would that need to be done?
Some tenants struggle to find removals expenses and these charges amount to both a barrier to exchanging and also a way for housing associations to charge for something they have to do anyway, that is covered by the rent.
Does anyone know whether there was a legal challenge to this, and if so, its outcome?
I've looked up the landlord's responsibilities re gas safety checks on a government website and this says checks need to be done annually and between tenants to see that no damage was done by the tenant leaving. However, it seems that housing associations are charging people for these checks before they give approval for a swap, rather than after the swap which would be more appropriate as the exchange may not go ahead for many reasons.

Are you going anywhere for your holiday this year? if so .... then where are you going? Smile

We are not going anywhere specific this year .... but I have been told that you can get some really good, nice clean places at very reasonable costs. So I'm going to be looking out for those.

I have heard that a friend of a friend is going to Egypt .... wow how wonderful!!! I would shrink myself and stow away in their suitcases!! LOL Big GrinBig Grin

What's your favourite film? Have you been to see a new film recently and what did you think of it?Smile

My all time favourite film is "Gone with the Wind" I absolutely love this film and never tire of seeing it!

My second film is "Ghost" this is a brilliant film!!

Today I went to the cinema with my sons Stuart and Ryan. We saw "Ironman 2" to be honest I really enjoyed this film!! Mind you that might be the fact that Robert Downey JR was in it!! I think he looks so scrummy now he's that bit older!!

Recently we saw the "Sherlock Holmes" that was played by Robert Downey JR!
I wonder if that might be the reason I liked this film so much! LOL Rolleyes

  The live political debate

If you are interested in politics and watched it who impressed you?

I know most people don't like any politicians at the moment but the one that really stood out for me was Nick Clegg.

I don't think they will win but he appeared to have the good makings of a future Prime Minister one day.

I'm just not sure there will ever win enough supporters from the die hard labour and conservative voters.

  gold stars
Posted by: goldengirl - 04-02-2010, 05:54 PM - Forum: Talk about anything - Replies (7)

I have just been looking through everything and came upon the Kent section. I have my advert on there and I have noticed that someone on there has these gold stars ..... though the rest of us have grey stars?

Is there a specific reason for this? I'm only asking as I'm curious to know!
Many thanks! Smile

p.s. I have not been able to use the smilies, I had to type the symbols for a smilie???
